Welcome to North Central, Central, and East Austin

While these 3 are different geographically, they do have very common elements. If shopping in these areas, the top questions to answer include, Do I need a Garage? How many baths do I want? Would I be interested in a fixer at all? Smaller lots and homes built prior to the 1970s and back as far as the 1900’s, many times dictate less open floor plans and lack the modern-day amenities many buyers request. However, there is also an abundance of newly constructed modern homes albeit with a higher price tag. As with any highly desirable area close to downtown, there is a big price swing between 1 bath and 2, a garage or not, and walkability is highly prized. Don’t discount looking at condos if you want something that feels like a single-family residence because, while it may be called a “condo” for permitting reasons, it may very well live as a single-family detached home. A brisk market here means get out your sneakers and be prepared for multiple offers. Don’t fall in love with it until we have it under contract!

Popular neighborhoods include Crestview, Allandale, Shoal Creek, the Grove area, Huntland, and Rosedale on the west side and Delwood, Windsor Hills, University Hills, Mueller, and Chestnut on the Eastside. Prices start at $375K- $1M+.
